How To Target Your
FSBO Home Seller Ads

As a FSBO home seller you will be more successful and not waste your advertising dollars if you target your ads to buyers who are best suited for your home. If yours is a one-bedroom townhouse with a loft, your buyer will likely be a single individual or a newly married couple. If you have a 4 bedroom two-story house you'll attract families with kids. If you're selling a two-bedroom bungalow, your buyer will probably be a retired couple.

If you're a FSBO home seller, the goal of your classified or online ad is to get those people to call for an appointment who are looking for your type of home. No sense in wasting your and their time showing them a house that is not suitable for their needs. Therefore, make sure your ad has the appropriate headline and includes this essential information: Location, type of house, number of bedrooms, baths, special features, price, private (FSBO) sale, and phone number.

This list should help you write your FSBO home seller ad so it's targeted to the ideal prospects:

Singles and/or newlyweds will want a home near lots of activities such as entertainment and restaurants, golf, tennis, pools, etc. They prefer condominiums and town homes.

Families are by far the largest group of buyers. They are interested in good schools, activities for the kids and safe neighborhoods.

Seniors aged 55 or older are looking for smaller homes that are low maintenance. Bungalows or one-story condos are what Seniors look for.

Investors are interested in renting your home and will be focusing on how much rental income can be generated. They are generally tough negotiators.
